The jobholder will be required to assist the General Manager – Mall Operations with all tasks related to MovieTowne Mall & Entertainment Complex; coordinating with tenants, suppliers, various internal teams such as operations, leasing, finance and legal.
Job Description:
- Pro-actively market the mall according to tenancy plan and maximize occupancy.
- Tenant Management / Lease Administration & Documentation.
- Study, review and recommend policies and procedures that will increase, improve, and maximize tenant occupancy of the mall that is line with business strategy and market demand.
- Collaborate with other Departments for the improvement of tenants performance as well as tenancy and leasing operations for the purpose of actualizing target rental income budget and planned occupancy levels; achieve tenant satisfaction within the limits and conditions.
- Negotiate and budget leasing terms and conditions.
- Work with tenants to develop retail standards and ensure tenants fulfill their lease obligation
- Achieve specialty leasing income goals established by Management
- Assist with developing the Specialty Leasing budget and business plan and establish objectives as required.
- Research and report to Management on competitive Leasing and Specialty leasing trends in the industry and within the geographical and catchment areas of the mall.
- Source and seek out prospective tenants.
- Ensure smooth and positive relationships in all dealings with the tenants, suppliers & contractors.
- Generate new leasing leads and negotiate qualified deals from inception to final execution
- Develop and maintain relationships with prospective, existing and short term tenants
- Assist in handling operational issues for the mall inclusive of rental collection and tenant complaints.
- Act as a liaison between departments if and when issues arise in the Mall e.g. fire, loss of electricity.
Requirements:
At least 5 years work experience in administrator roles in a large organization, preferably in a reputable Retail / Large Shopping Center.
Knowledge & Skills:
- Excellent administrative and multitasking skills.
- Highly customer service oriented
- Excellent communication and interpersonal skills
- Computer Skills: MS Office etc.
- Strong organizational skills.
