Key Duties and Responsibilities:
Clean Environment
- Ensures that assigned areas are kept clean and tidy at all times by sweeping, vacuuming, mopping, dusting etc.
- Wipes glass doors etc. as required
- Advises the Supervisor of any issues relevant to cleanliness of the Car Parks, Reception areas, kitchen areas and/or meeting rooms
- Assists with general cleaning and tidying of office areas, as directed
- Ensures that assigned areas are safe and clean from any hazards – with specific attention to keeping floors free of any spills
- Immediately reports any observed hazards to the immediate Supervisor for action
- Ensures that proper signage is placed to warn customers of any potential hazards for example ‘wet floor – proceed with caution’
- Ensures that the garbage bins are cleared regularly to avoid a pile-up
- Ensures that all garbage collected are properly disposed;
- Ensures that the plants, planters and other foliage on the compound are properly maintained

Inventory
- Conducts weekly check of inventory for cleaning tools and supplies.
- Prepares and submits a list of stock requirements on a weekly basis to the Facilities Assistant
- Checks and replenishes bathrooms with hand soap, paper towels, toiletries, air fresheners at routine intervals during the standard workday
- Maintains an inventory of Corporation cleaning equipment in keeping with the Corporation’s approved format
Reports
- Makes official reports to Supervisor relevant to any concerns/situations that may arise in the performance of assigned duties and responsibilities
- Immediately reports any mal-function of equipment to immediate Supervisor in accordance with standard operating procedures
- Performs any other duties related to the job function as may be assigned

The Floor Attendant is responsible for, but not limited to, directing and assisting customers who require parking.
Summary:
The Floor Attendant is responsible for, but not limited to, directing and assisting customers who require parking. He/she is must be polite and courteous with the customer at all times to render assistance or in addressing issues or complaints. Customer complaints or issues must be immediately reported to the Shift Supervisor and remedial action taken to resolve same. The customer must be provided with feedback in a timely manner.
The Floor Attendant is required to work on a shift basis and may be assigned to work in any of the car parks owned and/or operated by the Corporation. The incumbent may, however, be required to work outside of his/ her assigned hours of work from time to time to either ensure the efficiency and effectiveness of the car park’s operations or to facilitate special events/activities.
Education, Knowledge and Experience - Evidence of having completed education at the secondary level
- Ability to write simple reports
- Evidence of having been trained in customer service skills
- Good communication and inter-personal skills
- Physically fit to conduct regular walk through of the car park(s)
- Must possess a valid Certificate of Good Character

Summary:
The incumbent is responsible for the efficient and effective management of the day to day operations of car parks under his/her purview. He/she must develop and implement appropriate systems and processes geared towards the creation of a positive customer experience as well as maximizing revenue generation at such facilities
The operations of the Car Parks under the purview of the Commercial Business Development Department (CBDD) vary and as such, the Car Park Coordinator will be required to work varying hours to ensure proper oversight is provided to the car park operations.
Education, Knowledge and Experience - Degree in Business Administration/Management/Accounting or any other related discipline from an accredited academic institution
- Certificate in OSH
- Certificate in Customer Service
- Excellent communication skills
- Working knowledge of the State’s Regulatory Framework
- Must be proficient in Microsoft Office Suite
- Minimum of five (5) years’ working experience in a corporate environment with no less than three (3) years supervisory experience

Key Functions & Responsibilities
- Provides overall management of the operations of the car parks assigned
- Responsible for the management of all staff within the operations of the car park system
- Development of staff so as to improve performance of staff individually and collaboratively as a unit
- Rostering of staff so as to ensure that the operations of all car parks are conducted in the most efficient and effective manner, while ensuring that the duties are fairly assigned amongst relevant staff
- Develops an annual action plan for the car park including recommendations for increasing profitability;
- Prepares annual budgets for the car parks and any other revenue generating assets as are assigned;
- Analyses and assesses the financial performance of all revenue generating assets and makes recommendations as necessary;
- Conducts facility walk-throughs on a daily basis to ensure that the physical facility is properly maintained and free from potential HSE related hazards;
- Undertakes action as required to ensure that the Facility is fully functional with minimum downtime;
- Develops internal checklists to ensure that job tasks are undertaken as necessary and in full compliance with pre-determined performance standards;
- Documents and reports on all issues and takes action as necessary to ensure that these matters are resolved within a reasonable timeframe;
- Develops and implements an effective customer feedback mechanisms to aid UDeCOTT’s official decision making process on improved customer service;
- Provides information / feedback to the Head of Department and/or other key internal and external stakeholders on matters of mutual interest;
- Ensures that all car park staff are properly oriented and exposed to routine customer service and any other relevant training as a means of reinforcing positive behavior;
- Conducts employee performance evaluations as are required and advances recommendations to improve level of such performance;
- Ensures that the Supervisors logs all service requests for action in the official database and provide timely feedback on progress to the Head of Department and/or other internal/external stakeholders;
- Ensures that the Human Resources Division (HRD) is provided with up to date information on the time and attendance records of car park staff for (i) payroll purposes; and (ii) to reduce the incidents of overpayments to car park employees;
- Continuously reviews internal operations and makes recommendations to the Senior Manager for improving overall operational effectiveness and efficiency;
- Drafts operational policies and procedures designed to improve the day to day operations of the car park;
- Ensures that all revenue are accurately accounted for and deposited to the official bank account in keeping with approved policy;
- Conducts random spot checks to ensure that approved procedures and customer service standards are observed by car park at all times;
- Maintains and manages customer/corporate files
- Prepares and /or presents reports on a daily/weekly/monthly basis as required by Senior Manager, Commercial Business Development
- Performs any other related duties as may be assigned

Launched on December 28, 1994, the Urban Development Corporation of Trinidad and Tobago Limited (UDeCOTT) is a limited liability company registered under the Companies Ordinance (Ch. 13 No. 1) and specializes in project management. Roles
UDeCOTT delivers on its mandate by using two approaches:
Project Manager
Development Facilitator
The specific approach selected depends on the type of project, the context of development and the requirements of the stakeholders.
UDeCOTT as Project Manager
UDeCOTT can be retained as a Project Manager by Government Ministries to provide project development services beginning with the project conception and ending with delivery of the completed project. In this role, UDeCOTT acts as an agent and provides the following specific services:
Project identification and formulation
Feasibility studies
Planning and environmental studies
Procuring consulting services for architectural and engineering design
Procuring contractors for infrastructure and building construction
Arranging construction management services
Preparing project budgets
Assisting with project financing negotiations
Providing financial management and reporting services.
UDeCOTT as Development Facilitator
UDeCOTT can be retained as Development Facilitator and function essentially as a consultant. UDeCOTT will undertake responsibility for the physical, economic, financial and environmental planning of a project and will mobilize the resources to implement the project.
