Modern hyperscale AI data centres typically require between 1,000 and 2,000 square feet per megawatt when including server halls, cooling systems, electrical infrastructure, security buildings, administration offices and maintenance facilities.
Applying conservative international benchmarks suggests the proposed 300 MW campus could occupy approximately 500,000 to 650,000 square feet of enclosed buildings spread across multiple structures. The 150 MW Hummingbird facility would likely require another 250,000 to 400,000 square feet.

Universities would inevitably respond by expanding computer science, electrical engineering, artificial intelligence and cybersecurity programmes. International technology companies would establish certification centres.
Manufacturers such as NVIDIA, AMD, Intel, Cisco, Dell Technologies, Hewlett Packard Enterprise and Schneider Electric could find compelling reasons to establish regional training partnerships.
Students graduating from The University of the West Indies, The University of Trinidad and Tobago and local technical institutes would no longer need to relocate to Silicon Valley, Toronto or London to work on globally significant AI infrastructure.
